Planning and town planning management

One of our specialities is town planning management, which makes it possible for us to counsel the client while taking into account the market's perspective, by placing all the tools for real estate decisions at his/her disposal.

The current situation of the land market means that the recognition that the product will be more feasible if everything is in order, in development plans we will take into account the need to promote sustainable patterns of development. In this regard, we will contribute to the sale or the preparations for sale at a later time as per the circumstances.

The management of the town planning process involves the following.

  • The analysis of the terrain.
  • Counselling for relations regarding the constitution and management of companies, cooperatives or association groups which might be part of the project (Management Commission, council of the Board of Compensation, etc).

  • The coordination and monitoring of Planning (Modifications to the General Plan, Reclassification of Land, Partial Plans, geotechnical, hydric and acoustic studies, archaeological, town planning and connection projects, etc).
  • The groups or entities related to the land (Policy and Statutes, administrative management, call notices, meetings and notifications).
  • Arrangements for the processing of plans and projects until these are approved.

Real Estate promotion

  • Execution and completion of work.
  • New work projects, optimised in accordance with the new market situation.
  • Programme of operations.
  • Technical and town planning studies previous to the commencement of the process.

Counselling and management of the estimated budget, included in the income section corresponding to the sales of the resulting components, including possible modifications, with the level of detail required in regard to payments, collection, financing needs, alternatives for such needs, etc.

Counselling and proposals concerning a schedule for supervision of work, keeping the chronogram of the Project updated, informing the client about the building process at all times.

Designation, control, management and coordination of the technical projects required for the subsequent building construction in accordance with urban development plans:

  • Town planning project.

Management and processing of administrative licences required for excavations as well as for in-site building, and other activities, such as:

  • Town planning consultations.
  • Excavation and demolition licences.
  • Town planning work licences.
  • Building permits/ constructor licences.

Monitoring and arranging technical and economic factors to be implemented regarding techncians and building projects, including the control to be implemented by the technical and quality control corporations or entities in order to comply with the legislation in force.

Operations related to the building work:

  • Design and proposal of contract conditions (periods of execution, guarantees, certification schedule, etc.) for all companies which may apply to carry out the work execution so it can be fairly awarded.
  • Preparation of all necessary documentation in order to finalise the selection of contractors, THE OWNERSHIP will decide to whom the contract will be awarded.
  • Guidance and advise about the preparation of the contract for the execution of work.
  • Arrangements to obtain compliance guarantees.
  • Supervision of the arrangements required to begin the work, such as the opening of a work centre, certificates and licences for the commencement of work, etc.
  • Management and technical and economic supervision for the implementation of the legal and statutory responsibilities to ensure that all people operating and working on the premises comply with legislative and other premises related requirements for the prevention of occupational risks.
  • Monitoring and control of the work progress in order to prevent economic shifts or unnecesary delays, detected in the construction process, avoidable budgetary variations, quality flaws both in materials or in construction systems, etc.

Coordination and management of the final work project, arrangements for reporting, controlling and recording of data will be implemented for changes and modifications made to the original technical project.

Counsel, proposals and management of the insurance policy cover to be subscribed to by THE OWNERSHIP, such as Civil Liability Insurance and the insurance obliged by Law on Building Management, etc.

Management and coordination to ensure that the property has all basic public services and the necessary supplies.

Management and coordination for the finalisation of work documentation, supervision of the documentation required, handover to the pertinent public organisms, etc.

Technical advice regarding the preparation of legal documentation required to register the property, declaration of new built registration and, horizontal division, etc.

Management and coordination of the documents and licences required for occupancy of the property.

Management of the previously approved payments to be made by THE OWNERSHIP, as well as the collection of the amounts which might be owed to THE OWNERSHIP, and taking the necessary steps for the termination and settlement of the work contract, including any commitment with the technicians responsible for the drafting of the projects for the work management, technical control entities, etc.

Drafting a proposal for approval by THE OWNERSHIP, monitoring and control of the initial commercial plan for the sale of the components in construction or constructed, as well as the modifications which might be required, identifying markets (e.g. compile information about existing vacant inventory)., objectives, price policies, forms of payment, promotion and communication strategies and operations.

Management of the sale-purchase of the properties, carrying out all the necessary actions for this purpose, directly or through the sub-contracting of third parties or entities by ALTEBA.
